Chestnut Park in Holyoke, Mass., is the new name for a complex of four historic buildings on the campus of the former Holyoke Catholic High School that were redeveloped in 2015 into the 54 updated and beautiful apartments. They include a mix of studio, one-bedroom and two-bedroom apartments. All are classified as affordable, and all offer the best of the new while preserving the beauty of the old.
The school building was built in 1884, and the Boy’s Institute was built in 1874.The other buildings were also built during that era. The chapel, in particular, is a stunner as a studio apartment, with 1,000 square feet of space and 25-foot ceilings. The bedroom is in the former choir loft and looks down at the altar, where the kitchen resides now. Stained glass gleams over all.
The property was bought in 2004 from the Roman Catholic Diocese of Springfield. It sits on 2.3 acres and has four buildings in all, with a total of 74,000 square feet across from the renovated Holyoke Transportation Center, which offers bus service throughout the area. It is also next to Veterans Park, which enjoyed a recent $1.4 million renovation and is perfect for anyone wanting a pleasant stroll.
With the help of more than $3.5 million in affordable housing resources, the development team broke ground in 2014 to renovate the property and create these 54 affordable rental units. Trinity Management, LLC, was designated the property management company.
There are 8 project-based Section 8 units; 3 Low-Income Tax-Credit Housing (LIHTC) units geared to people earning 50 percent or less of Area Median Income (AMI); and 43 LIHTC units geared to people earning up to 60 percent of AMI. Rents will range from $766 to $1,182 per month.
There are 6 studios, 24 one-bedroom units, and 24 two-bedroom units. There is off-street parking and an on-site laundry. Heat and hot water are included.
