The historic, but seriously dilapidated, Freudenberg Building on Canal Street in Lowell was transformed into a brilliant new professional/retail building called 110 Canal Street as part of a planned renovation of the Hamilton Canal District. Its obvious advantages persuaded UMass Lowell in June 2015 to locate its new Innovation Hub and its expanded Massachusetts Medical Device Development Center (M2D2) in 22,000 square feet of beautifully renovated space on the third and fourth floors.
Research areas as well as space for collaboration, it is hoped, will engender innovative thinking and the start-up of new businesses. The space also allows room for an expansion of its M2D2 center, which has already fostered a number of new tech ventures. Lucifics, for instance, is developing light-therapy delivery solutions for cancer patients.
There are another 33,000 square feet of commercial/retail space that will be built out to suit a tenant.
The streets around it have been repaved. Beautiful lamp posts light the way on newly created sidewalks. There is a designated parking lot for the building’s visitors.
Three canals – the Merrimack, Pawtucket and Hamilton — embrace the neighborhood. A bridge will cross over to a large, vacant, scrub grass area that is on the agenda for significant development. On the drawing boards for the designated Hamilton Canal District are another 325,000 square feet of commercial space, 55,000 square feet of retail space, and about 600 units of housing, in addition to the 130 apartments already created at Appleton Mills. The area is expected to become a lively new center for Lowell.
110 Canal Street and Appleton Mills next door provide a glimpse of the wonderful future in store for this resurgent city.
